Updated Proposals

The updated proposals would deliver:

  • 186 affordable homes, 100% of which will be Social Rented and nearly 60% of which will be 2 and 3 bed homes,
  • 865 carefully designed co-living units,
  • New commercial units that will activate the frontages of the buildings contributing to the vitality and viability of the area,
  • Enhanced external amenity spaces carefully designed to meet the needs of residents,
  • A new pocket park open to the public,
  • An improved public realm,
  • A high-quality development delivered using modular construction.

What’s changed?

Consented Scheme (November 2023)
  • 120 affordable units + 615 shared-living studios.
  • 1064 habitable rooms.
  • over 40% affordable.
  • 3-26 stores high.
Updated proposal (November 2024)
  • 186 affordable units + 865 shared-living studios
  • 1460 habitable rooms
  • over 40% affordable
  • 2-28 storeys high
The new development seeks to align with the existing planning permission but the changes proposed include:
  • An increase in affordable housing from 120 homes to 186 homes (over 50% more).
  • A change in affordable housing tenure to Social Rent for all 186 homes.
  • Enhanced outside space for the affordable housing residents.
  • An increase of co-living units from 605 to 865.
The overall effect would be a significant increase to the amount of affordable housing plus improved outside space and an increase in height of the four towers by between one and four storeys.

While the new proposals increase the heights of the three tallest towers (by 3.3m, 13.5m and 2.3m) the podiums from the existing planning permission have been reduced significantly from five and four storeys to two and one storey and the distance between the two middle blocks has been significantly increased.
